The Elements That Make Up a Good Ceiling Fan

Choosing the right ceiling fan for your home may land you up in a dilemma. It is necessary to consider a number of features before you make your purchase. The type and size of the fan are to be decided according to the architectural specifications of your room. The reputed brands have come up with a wide range of ceiling fans, and you can customize the product as per your need. Besides, you need to consider your budget and purchase the fans accordingly.
Here are certain elements you must look out for your fan.

1.Type of blade

The size and type of blades determine the airflow in the room to a great extent. You need to have a look at the blade pitch when you make your purchase. The blade pitch refers to the angle that the blade makes the base of the fan. The efficiency of the fans increases, with a higher blade pitch. The branded products come with efficient blades, that enhance the airflow in the room.

2.Number of blades

When you look out for ceiling fans India, you need to consider the number of blades. In general, the fans come with three to five blades. The fans with more than three blades are quieter. However, the fans with two to three blades are faster than the ones with more than three blades, as they have a less drag. This makes the fan run more efficiently and it consumes a lesser amount of power.

3.Size of the fan

The size of the fan has to be determined, considering the dimensions of your room. As a thumb rule, fans with 52” blades are considered suitable for rooms with space between 225 and 400 square feet. In case you have a smaller room, you need to customize the blade size accordingly. The blades come in different sizes, and you can even get small blades of 36” length for a smaller room.

4.Damp rating

People often install ceiling fans in their bathrooms and outdoor areas. In these cases, you need to consider the damp rating of these fans. Fans meant for bedrooms or living rooms will not work well in damp areas like balconies and bathrooms. Certain fans are developed to work in damp areas. You need to consider the ratings of these fans before you make your purchase.

5.Type of Motor

Ceiling fans generally have two types of motors, stack motors and drive motors. While the drive motor is more popular, you can also go for a fan with stack motor. The drive motors are more energy-efficient and quiet. These fans last longer than the ones with stack motor.

6.Design of the fans

When you buy the ceiling fan, you need to choose the design that caters your taste. The leading brands have come up with modern designer fans, that come in various colors. You can also get a fan with lights. Besides, the fans should seamlessly merge with the aesthetics of your room.

Apart from these, you should also consider the energy-efficiency of the fans when you buy one.

Pune Real Estate – The Calm Eye Of The Storm

The landscape of Pune city has altered dramatically in the last decade. Once an old-fashioned small town brimming with high-quality schools and colleges, this city has now become an information technology hub. A slew of international and national automobile, engineering and manufacturing companies have also set up shop here realizing that commercial property in Pune is far cheaper than Mumbai.

Pune has also emerged as a favorable destination to invest in real estate due to its rapid development, modernization and growth in infrastructure. But there some other reasons that have propelled this city as an Indian real estate investor’s preferred choice.

Ample Affordable Housing

There is no denying the fact that there has been a rise in residential and commercial property in Pune. Whether it’s flats in Mundhwa Pune, apartments in Wagholi, 3BHKs in Hinjewadi or flats in Wagholi – a number of developers have launched numerous projects in recent years.

However, most of the residences provided by developers is in the affordable housing sector. More than 80% of the available houses for purchase and rent are in the under 40 lakhs and between 40 to 80 lakhs range. Villas and luxurious apartments are fewer in number.

If you’re looking to invest in affordable housing, Pune is worth considering due to its large collection of 1BHK and 2BHK homes.

Relatively Unaffected by Demonetization, GST, and RERA

Besides offering a bevy of economical housing, Pune is one of the few cities in India that hasn’t been dramatically affected by the recent economic changes – namely, the implementation of demonetization, GST and RERA. In fact, ready-to-move-in properties and some commercial property in Pune have remained largely unaffected with RERA or GST.

Meanwhile, most properties in major cities in India have experienced a significant drop in prices and an imbalance in demand and supply. Pune, on the other hand, has either experienced a little drop in property prices in some areas or remained the same.

Rise in Demand of Possession-Ready Flats

Prices of ready-to-move-in apartments were not impacted by GST or RERA which has led to a significant increase in demand of flats in Wagholi and other areas in Pune. Moreover, a lot of families and young professionals are moving to Pune owing to the surge in employment opportunities in the IT sector. Educational institutions are also increasing in popularity both nationally and internationally leading to many college-goers seeking flats in Mundhwa Pune for rent.

Whether you wish to buy flats in Wagholi or invest in commercial property in Pune, it is essential to conduct due diligence. With the proposed metro plan and a new international airport in the works, this burgeoning city in Maharashtra has cemented its place as an attractive investment option.

How to replace a light fixture with a ceiling fan

How to replace a light fixture with a ceiling fan

If you’re still wondering what we mean by this before and after chart, that talks about expenditure let me explain what it means. Before we begin I’d like you to glance through the chart below

Before
After
Expenditure - $$$$
Expenditure - $$

Here my main focus here is to guide on how a light fixture can be replaced by a ceiling fan with lights, so considering that the ceiling fan comes with a light fixture you can be sure you’re going to save more on your energy bills post installation. The reason being, you won’t need two different electrical devices to serve two different purposes, instead, you’d be replacing them both with one device that would do the job of both, which obviously means more savings.

“Save cooling and heating costs by replacing your current light fixture with a top of the line, designer fan that comes with an inbuilt light fixture”

Tools
Materials
Hammer
Fan with mounting kit
Drywall saw
Support Brace
Circuit tester
Wall control switch
Wire strippers
Wire nuts
Screwdrivers
Nails
Drill Machine

If you’ve purchased a fan already, thumbs up to you but if you haven’t done so as yet here’s an easy way to determine the perfect fan for your home. Start off by measuring the longest wall in the room where you plan on installing it. If it measures less than 12 ft you’ll need to opt for a ceiling fan that is 36 inches in diameter whereas if it measures around 12 to 15 ft, you’d need a 42” fan. Anything that measures more than 15 ft would require a fan that is 52 inches in diameter.

Now let’s quickly dive into this a step easy DIY project

Step 1: Remove The Existing Light Fixture

This will be an easy DIY Project for someone who is comfortable with basic electrical activities. To replace an existing light fixture with a ceiling fan of your choice, your the first and most crucial step would be to turn off the electricity directly, by turning off the main source that’s supplying electricity to your home. Now secure the turned off switch with a tape, this would prevent it from turning on and causing any mishap. Once you have everything in place, unscrew the light fixture from your ceiling using a drill machine and you’ll be all set for step 2.
Uninstalling a light fixture step by step:

A. Turn the power supply off at the circuit breaker and wall switch
B.  Uninstall light fixture in the following order
Glass Fitters
Light Bulbs
Canopy
Mounting Bracket

Step 2: Install A Ceiling Fan Box with A Support Brace

Now that you’ve successfully completed step 1 i.e you’ve finally got rid of that light fixture you will need to have the following tools in place and materials in order to replace the existing electrical box with an outlet box that says “acceptable for fan support”. This outlet box can easily carry/support upto 50 pounds but ceiling fans tend to weigh more than that when in motion. This clearly indicates that you’ll require a heavy duty support brace in order to give it the additional support it needs.

Step 3: Install Mounting Bracket

Most ceiling fans do come with a mounting bracket when purchased but if yours doesn’t you can easily buy a mounting kit separately. Follow the instructions given in the brochure that comes along with it and install the mounting bracket to the ceiling as explained.

Mounting your fan too close to the ceiling causes a restriction in air circulation, so to avoid that from happening we recommend that you use an extension rod.

Step 4: Connect Fan Motor Wiring

Mount the fan motor to the previously installed ceiling bracket simply by inserting the swivel ball into the bracket. Next, you need to attach the fan motor wires to the existing housing wiring. If at all the fan has a care green or copper insulated wire, attach the same to this existing ground wire and connect the two to the metal electrical box.

Step 5: Attach The Fan Blades

Now install the fan canopy that covers both, the mounting bracket and the ceiling box seamlessly. Install each fan blade with a blade mounting bracket and then attach these to the rotating bezel that’s located below the fan motor. Ensure that all of the mounting screws are tightly fixed. Failing to do so will result in loose blades, that will cause the fan to wobble.

Step 6: Attach The Light Fixture

This is the fun part. Time to affix the light fixture to the fan by connecting the wiring as per the manufacturer's instructions. Nowadays you don’t need to buy these separately, ceiling fans with lights are easily available in the Indian market

Although this requires you to have a lot of patience and knowledge, it is a fun DIY project that will you enjoy doing. Moreover, you’d save money on hiring someone to get this work done.
